Relax in the lush green of the Catskill Mountains at a Phoenicia country home. The house, built in 1917, sits directly above the Esopus river (with direct views from most rooms in the house) on one acre of land. The house is only a 5-minute walk to the village of Phoenicia. The house is ideal for TWO FAMILIES to share with beds for 11 people (3 queens, 2 fulls, 2 twins).  You will find a large, well equipped kitchen for cooking and socializing, separate dining room with SEATING FOR 10 + (plus a kitchen table that seats 6), dishwasher, washer/dryer, tons of toys and games for kids, two televisions, and a large yard for running around or playing in the sprinklers.   There is also have a full size Weber BBQ, outdoor seating for relaxing and dining, and fire pit for campfires and roasting marshmallows.  

The house is convenient to tubing, hiking, swimming holes, waterfalls, winter skiing and amazing restaurants.  It is 15-minutes to Bellayre Beach (swimming lake),  20 minutes to Woodstock and 5 minutes to the Emerson Hotel and Spa (home to the world's largest kaleidoscope) or the Phoenicia Diner. The house is directly on the NYC bus route making it easy for people to come up or leave without a car.

Holiday weekends and summer months excluded. 

Subject to owner and rental availability.

2.5 hours from PS 372 without traffic

Additional cleaning fee of $150 required. All linens provided. All you need to do is run the dishwasher before you leave.

* Whenever possible, gift certificates will be emailed to the winner, or physical gift cards can be picked up after the auction ends at Littlefield on April 5th. Small items may be available for pick-up the night of auction, sent home via backpack, or picked up from PS 372 at the PTA desk in the cafeteria on the following dates:

NOTE: You will need ID to enter the building

 Gift cards and small items can also be mailed within the U.S. by Priority Mail for a charge of $9. We will consolidate multiple winning bids into one mailing whenever possible.
